Terms and Conditions for Holiday Home Rentals in Puglia

Please read these terms and conditions and the following important information carefully before proceeding with your holiday home booking:

Contract:The contract will be entered into directly with the owner of the property. Reservations can be made personally or on behalf of a group by phone, email, or via our website using the contact forms available. By accepting our services, you also accept these terms and conditions.

Prices:We reserve the right to make changes and corrections to published prices, services, or other details on our website prior to booking confirmation. Any changes or errors will be promptly communicated, and the final price will be confirmed at the time of booking.

Payments: Final booking confirmation will occur upon payment of half the total amount or full payment via bank transfer, as outlined in the instructions sent by email. The remaining balance must be paid via bank transfer within 7 days before arrival. We do not accept payments by check and reserve the right to consider the booking canceled if payments are not received within the stipulated terms.

Cancellations: Cancellations must be communicated by phone and immediately confirmed by email or post. In case of cancellation, the deposit paid will be forfeited, and if the cancellation occurs within 7 days before arrival, the full balance will be due. Cancellations will only be accepted if requested by the booking holder.

Changes: Any change request will be assessed based on availability and may incur an additional administrative fee. Some owners may consider a date change as a new booking, requiring full payment of the agreed amount.

Booking Changes or Transfers: If you wish to modify your booking once confirmed, we will do our best to accommodate your needs. Each change is subject to availability. If, after your booking has been confirmed, you wish to transfer it to another person, we will do our best to accommodate you, but we cannot guarantee that such a transfer is possible.

Changes or Cancellations by Us: In the unlikely event that we are unable to provide a significant part of the services you booked after departure, we will offer alternatives at no extra cost. We begin planning holidays many months in advance. Occasionally, we must make changes and correct errors on our website and other details both before and after confirming bookings, and cancel confirmed bookings. While we always try to avoid changes and cancellations, we reserve the right to do so. However, we promise to cancel your confirmed booking within 30 days or less before departure only if you have not complied with any of the booking conditions that entitle us to cancel (such as timely payment) or if we are forced to do so due to "force majeure." We will not cancel after this period for any other reason. If we must make a significant change or cancel, we will inform you as soon as possible.

Guest Responsibility: The guest is responsible for the property and is expected to take reasonable care of it and leave it in a reasonable condition. The guest is liable for any damage to the property, its contents, or third parties visiting the property, caused also by a member of the group or any person external to the group. Full payment of such damage or loss must be made directly to the property owner, manager, or other provider at the time of departure. Failure to do so means the guest will be responsible for satisfying any subsequent claims against us (along with our and the other party’s full legal costs) due to their actions. We expect all clients to show consideration for others. If, in our reasonable opinion or that of any authority figure, the guest or any group member behaves in a manner that causes or may cause danger, discomfort, or distress to others or damage to property, we have the right, without prior notice, to terminate the holiday of the person(s) involved. In such a situation, the person(s) will be required to leave the accommodation or service. We will have no further responsibility for them, including travel arrangements. No refunds will be made, and we will not cover any costs incurred due to the termination.
We strongly recommend that you purchase a personal insurance policy that provides protection for personal liability.

Agency Responsibility:  We will not be liable for any injury, illness, death, loss (e.g., loss of personal items), damage, expense, cost, or other claim of any nature that results from the following:

(1) the act(s) and/or omission(s) of the person(s) involved or any member of their group or the act(s) and/or omission(s) of a third party not connected with the provision of your holiday and which were unforeseeable or unavoidable, or “force majeure”.

(2) We are sorry, but we cannot accept responsibility for services that are not part of our contract. This includes, for example, any additional services or facilities the property owner or any other provider agrees to provide for you when the services or facilities are not advertised on our website and we have not agreed to arrange them, and any excursion purchased locally.

(3) As set out in these booking conditions, we limit the maximum amount we may have to pay you for any claims. For all claims not involving death or personal injury, we will only be responsible if we are found liable to you, and compensation will be paid. The maximum compensation is a refund of your holiday. This maximum amount is payable only if everything went wrong and you received no benefit from your holiday.

(4) Please note that we cannot accept any responsibility for any damage, loss, expense, or other amount of any kind: (i) which, based on the information you provided prior to booking, we could not have foreseen you would suffer or incur if we breached our contract, or (ii) which did not result from any breach of contract or other fault by us or our employees or, if we are responsible for them, our suppliers. We also cannot accept responsibility for any business losses.

(5) We promise to ensure that the holiday arrangements we have agreed to make, perform, or provide as part of our contract with you are made, performed, or provided with reasonable skill and care. Please note that it is your responsibility to prove that reasonable skill and care were not used if you wish to make a claim against us.

Force Majeure: Except where otherwise stated in these booking conditions, we are sorry but we cannot accept responsibility or pay compensation where our contractual obligations to you are affected by “force majeure.” In these Booking Conditions, “force majeure” means any event which we or the supplier of the service(s) in question could not, even with all due care, foresee or avoid. Such events may include war or threat of war, riot, civil strife, terrorist activity (actual or threatened), industrial dispute, natural or nuclear disaster, adverse weather conditions, fire, and all similar events beyond our control.

Complaints: We hope you will be satisfied with every aspect of your holiday. However, in the unlikely event that you are not, you must first contact the property owner, host, or service provider involved. If satisfaction is not achieved, please contact us at booking@dreamsinpuglia.com. However, we cannot guarantee or accept responsibility for the standard of the accommodation.

Excursions, Activities, and Website Information: Where reference is made to local services, activities, or excursions, these are intended for customer convenience. They are provided by local operators or third parties who are completely independent from us. They do not form part of our contract with you even when we suggest certain operators or third parties and/or assist you in booking such activities or excursions in any way. We accept no responsibility of any kind in relation to these activities or excursions. Acceptance of responsibility in our booking conditions does not apply to them. We cannot always guarantee the accuracy of the information provided regarding these services, activities, or excursions or the general area/resort you are visiting (except for services that are part of your contract). All distances mentioned are approximate, and driving times are only a guide and may vary depending on road and traffic conditions.
We are sorry, but we cannot accept conditional bookings, and a request does not form part of the contract. All such bookings will be treated as “standard” bookings subject to the above special request terms.
If you or any member of your group has any medical condition or disability that may affect your holiday, please let us know before confirming your booking so we can advise you on the suitability of your arrangements. In any case, you must inform us in writing at the time of booking if you or any member of your group has any particular dietary, mobility, or other special requirements. If you do not inform us of such requirements, we cannot guarantee they will be met.

Health and Safety Standards: Safety requirements and standards applicable to your holiday services are those of the country where the services are provided, not those of the UK or US. These standards are generally lower than those of the UK or US.

Local Rules: Please note that local rules may vary from country to country, and occasionally new rules may be enforced that affect the activities and advertised facilities. We will provide details of any changes if we become aware of them.

Governing Law: The law of the country where the property is located shall apply to this contract and to all disputes or matters arising between the parties.

Booking Conditions Amendments: The above booking conditions apply to all bookings made with us. However, we reserve the right to make changes to these conditions from time to time and will notify you of any changes.

Important Information:

Arrival and Departure: Check-in at the property is scheduled between 3:30 PM and 7:00 PM, but must take place at the time specified in your booking and travel documents. Please vacate the property by 10:00 AM on the day of departure.

Cleaning: Please leave the property tidy and as clean as possible. An additional fee will be charged for extra cleaning or if the property is left in unreasonable condition.

Waste Sorting (Recycling): Please respect the waste separation rules. A penalty fee will be charged in case of violation.

Gas and Electricity: Consumption will either be included or calculated separately, according to the property’s specifications.

Heating/Air Conditioning: Generally, the cost of heating is included in the rental price and not payable locally. When not mentioned, heating is not available. The type of heating is usually specified in the property description (or convector heaters are indicated). Costs (whether electricity, gas, oil, or wood) may be higher than at home as these are holiday homes. Air conditioning, if available, is included in the rental price, as stated in the property description.

Water: Occasionally, interruptions to the public water supply may occur, especially during high season or periods of drought when water may be rationed at specific times. While we will do our best to assist in such cases, we cannot be held responsible for local regulations. We strongly recommend the use of bottled water for drinking.

Television: Smart TVs are usually mentioned in the property description and are generally limited to apps for streaming services (such as Netflix, Prime Video, etc.), with subscriptions NOT INCLUDED, and to free satellite channels, which may not necessarily be in your language. If a TV is essential, please check when booking.

Property Styles: Most of our properties are not purpose-built holiday homes, but more often family homes, furnished according to the owners’ tastes. Floors are often wood or tile without carpets, and shutters often replace curtains.
Access: Access may be via a steep staircase or elevator. This is not always indicated in the description. As at home, your vehicle will not be insured for damages caused by driving off public roads.
Bedrooms and Beds:If beds are not standard sizes (e.g., single 90cm wide, double 140cm wide), their width will be indicated. Blankets (or duvets) and pillows are provided. Children’s beds: usually suitable for children aged 2 to 12, as they may be narrower or shorter than standard.
Continental-style cots (if available) are usually suitable for infants under 2 years. They do not always have the high sides we are used to and may be of fabric with low sides or travel cot style. Cot linen is provided. Please request cot availability when booking.
Hangers and Wardrobe Space: May be limited in some simpler properties.
Furniture: Often reflects the style of the property; some may lack comfortable armchairs as the family spirit centers more around the dining or kitchen table. If soft seating is important to you, please discuss this with us before booking. For specific details, contact us.

Pets: Guests wishing to bring their pets on holiday must make arrangements with us in advance, as not all properties allow pets. If accepted, a fee of €100.00 per week per pet will be charged. The cost for your pet will be communicated at the time of booking.
